The other awesome hustle I've seen is the leaseback - your local grocery store ends up a Kroger. Kroger determines that the hundred-year-old franchise is sitting on valuable real estate, so they sell it to developers and sign a lease. Then they wait a few years and shutter the grocery stores because they're Kroger, you're some pissant local developer that can't afford to have Kroger simply not pay you for five years. So they get to raid the chain, squeeze all the value out of it, offload the property to pay for share buybacks and then dump everything that isn't performing and close stores when the municipalities try to make them pay hazard pay for COVID.

When the suits in Cincinnati replace the humans with Legos you know just how much they care about the people that pay their bills.
